How getting started works
Walkthrough
We visit the property, talk through your goals and give you a rent estimate.
Agreement
You review our management agreement and fees. No surprises later.
Leasing
We prepare, list and show the home, then place a screened tenant. Already rented? We take over the lease.
Management
Rent, repairs and reporting run through us. You get a monthly statement and a direct line to Andy.
How pricing works
Every property is different, so we set fees with each owner based on the property type and the services you need. Your fees and your repair approval limit are written into your management agreement before we start, so you always know what to expect.
Request a rental analysis and we'll walk you through pricing for your property.
Questions owners ask us
How much does property management cost with Adeta?
Fees are set with each owner based on the property type and the services needed, and written into your management agreement before we start.
How do you screen tenants?
Every applicant is reviewed against the same written criteria, including credit, income and rental history, and every decision follows fair housing law.
Will you call me before making repairs?
You set a repair approval limit for your property in your management agreement. Routine repairs under that amount are handled so tenants are not left waiting, and we contact you before anything above it, except true emergencies.
When do I get paid?
Rent is due from tenants by the 5th, and owners are paid by the 10th of each month, along with a monthly statement showing income and expenses.
Can I switch to Adeta if my rental already has a tenant?
Yes. In most cases we can take over an existing lease and security deposit, and we handle the introduction to your tenant.
